Hemsö wins proposal to develop the Södra Källtorp district in Västerås

Hemsö has been appointed by the City of Västerås to develop the area around the Wenströmska school in the new Södra Källtorp residential district. Hemsö will acquire the Wenströmska school and build a nursing home with 120 places, 60 sheltered housing units, and a preschool with 72 places. The total investment amount is SEK 490 million. The main tenant will be the City of Västerås, with a 25-year lease agreement.

The vision is to create a new area with public services in which the core is the nursing home combined with sheltered housing and a preschool, which will provide a basis for new meeting spaces and greater service offering. The previous school operations will be phased out completely, and the upper secondary school will be demolished to make space for the new residences and the preschool. The existing sports centre will be kept, and be given a new entryway and new changing rooms. The preschool will be adjacent to the sports centre. A total of about 700 housing units are planned to be built in the new district.

“We are very pleased that we have been entrusted with creating the new district in Södra Källtorp. We look forward to deepening our collaboration with the municipality, as well as owning and managing the properties over the long term,” says Jonas Jalkander, Head of Northern Region at Hemsö.

“After a very thorough process of dialogue with several potential collaborating partners, the choice fell upon Hemsö. We are pleased that Hemsö will build a new, modern nursing home in a prime location in the city. It will be naturally integrated into a vibrant residential district situated near green spaces, but is still easily accessible and has good public transportation. Having sheltered housing in the area is also a great advantage. Today, we have only one sheltered housing residence in Västerås, and the demand is enormous,” says Solveig Nilsson, Social Democratic chair of the Elderly Care Services Committee.

The City of Västerås will sign a 25-year lease agreement for the nursing home and preschool, as well as for five sheltered housing units. A 15-year agreement will be signed for the sports centre. The total leasable area will be 15,000 sqm.

“Västerås is an important growth area for Hemsö. We already own properties such as Mälardalen University and other public properties in the city. Currently, Widénska high school is being built; it will be completed in January 2019, with the City of Västerås as tenant. Hemsö’s project portfolio has become a significant part of our operations, and collaboration with municipalities forms the basis for this work. At this time, approximately 15 new construction projects are under way in Sweden; the majority consist of new nursing homes and schools,” says Nils Styf, CEO of Hemsö. 

Construction of the nursing home is expected to start in 2018 and be ready for occupancy during the second quarter of 2020. The preschool and sheltered housing units are expected to be ready in 2021. The nursing home and preschool will be given a Silver rating under the Sweden Green Building Council certification system.
